Everything in the list above: pricing, listing and photography, guest services, housekeeping coordination, maintenance dispatch, permitting and reporting. There is no onboarding fee and no listing fee.
Supplies and maintenance are not part of the fee. They are your home’s own running costs, and they appear on the same monthly invoice in addition to the 18%, at the vendor’s actual price with no markup and the receipts attached.
The rate drops to 17% at three properties and 16% at five.
Month-to-month. Cancel with 30 days’ notice, in writing, at any point. There is no term and no exit fee.
Most owners switching from another manager are live within 48 hours of handing us listing access. Permit transfers follow Metro’s own timelines.
A home that has not been listed before takes about two weeks — photography, permit and setup.
Yes. Permitting service is included with management and we file the application, assemble the documents, handle neighbour notification, schedule the inspection and track the annual renewal. Metro’s own fees are paid by the owner.

Most of our owners do. The team, the cleaners and the maintenance crews are all in Nashville, and you get the owner’s mobile number rather than a regional office. Nothing about the arrangement needs you in town.
The management fee, and your home’s own costs. Supplies, linen, repairs and maintenance are billed on top of the fee at exactly what the vendor charged, with the invoice attached. We do not add a percentage to any of it.
Everything comes on one monthly invoice, taken from that month’s revenue. The pricing page writes out the whole calculation.
You do, throughout. Your Airbnb and Vrbo listings stay on your own account in your name, so the review history you build belongs to your home rather than to us. If you ever leave, it stays with you.
We also run on total transparency. The calendar, the rates we set, guest messages, the reviews and every vendor invoice are open to you at any time, and you keep the platform logins to look for yourself.
We do. Guest services run 24/7 and guests contact us, not you. Maintenance issues are dispatched to a local crew, typically the same day, and anything that will cost real money comes to you first.
